Service Descriptions
Below are the complete service descriptions for the property management division at Richard A. Zuber Realty.
Find Tenant Only
Some landlords don’t have the time for showings or the means to screen applicants, so they choose to have Zuber Realty find a tenant for them The fee and services for this is described in this section. After this service is completed, an owner can manage the property on their own with no further obligation to or from Zuber Realty OR they can choose one of the on-going management plans listed under ‘Management Plans’ below.
- Fee: One month’s rent is kept by Zuber Realty as our Finder’s Fee
- Property is advertised via internet and Zuber rental website
- Property is shown to prospective tenants (sometimes a pre-qual is required)
- Applications are received and reviewed
- Credit report is run through all 3 credit reporting bureaus
- Verification of Employment is done
- Criminal Background check (for PA residents)
- Landlord Reference checked if applicable
- Go over applications with owner for final decision
- Prepare lease documents
- Lease signing with Tenant & Landlord
- Copies of fully executed lease given to all parties
Management Plans
After the finder’s fee above is paid for finding a tenant, a landlord may choose to have Zuber Realty continue to manage their property through one of the following plans:
6% Collective Plan (maintenance, evictions, or inspections NOT included)
- Fee is 6% of the gross monthly rental amount indicated on the lease
- Zuber Realty collects rent payments from tenants
- Notify tenant if they are late and send late notices
- Bookkeeping – Zuber Realty deducts their monthly fee and remits the remainder to the owner either through a check or ACH into an account 10-15 days after receipt from tenant
Ala Carte Services under this plan:
- We can handle an eviction for additional fee of $350 per hearing date
- We can handle inspections at $100 per inspection
- Hold Security Deposit in escrow account
Full Service Plan
- Fee is 10% of the gross monthly rental amount indicated on the lease
- Zuber Realty collects rent payments from tenants
- Notify tenant if they are late and send late notices
- Bookkeeping – Zuber Realty deducts their monthly fee and any bills then remits remainder to the owner through a check or ACH into an account 10-15 days after receipt from tenant
- Hold Security Deposit in escrow account
- Handle maintenance calls and arrange for repairs to be done
- Meet contractors if necessary
- Pay contractors from your funds collected
- Provide 1 unit inspection per year upon owner’s request
- Arrange and attend municipal inspections if necessary
- Obtain Use & Occupancy forms and permits
- Evictions (if we found tenant and if not, only after 6 months of management on a year)
If we did not find a tenant for you and you wish to engage in a management plan, we would need to review all leases, units, and rental history in order to determine if we would take on the management of the property.
